A stately mansion on an extra-large parcel of land is Tennessee’s most expensive listing.

On the market for $50 million, the nearly 20,000-square-foot house sits in the heart of Nashville‘s posh Belle Meade neighborhood. Built in 2001, the mansion with a classic facade was designed to look as if it had stood for a century or more.

“The house is new. Of course, parts of the house look like they’re 100 years old. At the same time, the materials they used look like the contractors just left last month,” explains listing agent Steve Fridrich, with Fridrich & Clark Realty. “It’s so well-done. The style of the house is very timeless with the highest-quality finishes you can imagine.”

The home was designed by Ferguson & Shamamian Architects for billionaire Dr. Thomas Frist Jr., founder of HCA Healthcare. It has five bedrooms, six full bathrooms, and four half-bathrooms.

“You walk into a very large entry hall, and there is a gracious living room, dining room, and study, and then it has a modern kitchen with a family room off of it,” Fridrich explains. “It has very formal rooms but is also very casual and family-oriented.”

Frist’s wife died recently and the homeowner is now ready to scale down, according to Fridrich.

The Belle Meade neighborhood “was built in the early 1900s and is its own little city, even though it’s inside Nashville,” Fridrich says. “There are about 1,250 houses, and it’s part of the old Nashville establishment.”

Most of the homes in the neighborhood sit on acre lots, but this mansion comes with nearly 50 acres.

“In this particular house, you do not see your neighbors,” Fridrich says.

The sale includes an additional 9-acre parcel that at one time had a home on it.

“Somebody could purchase that and build another house,” Fridrich says. “You might be able to see it a bit from the main house, but you wouldn’t see much of it.”

A long driveway through the trees connects the main road to the home’s front entrance.

“All of a sudden, the grounds open up to a big arrival court in front. It’s a fairly grand home, but it’s a very welcoming home,” Fridrich says.

As for outdoor space, there is a large pool, a tennis court, and more.

“The grounds are exquisite. There are areas for a tent for entertaining large groups. The house opens up into the backyard for entertaining,” Fridrich says. “There’s certainly a ‘wow’ factor.”
