Brand-New $40M Malibu Home Sets the Bar for Beauty—and Views

Several selling points make this $40 million mansion in Malibu, CA, stand out—and only one of them is the lovely location.

As the eighth-most-expensive home on the market in the coastal town right now, this four-bedroom, 4.5-bathroom pad is also the highest-priced along Malibu Road, which hugs the Pacific Ocean.

At the top of its list of assets are the views. You can see the water—which laps right up to the 5,085-square-foot home—from every room in the house. Those views can also be enjoyed from the rooftop pool, a rare amenity along the ocean, says the listing agent, Shen Schulz, of Sotheby’s International Realty.

Secondly, the property features 100 square feet of ocean frontage, which is twice that of Kanye West’s new $57,250,000 home, also on Malibu Road. Comparing it with West’s latest purchase, the agent didn’t mince words.

“This is a much better deal,” says Schulz.

Why? Consider the automation—and the airiness.

“The entire back of the house opens up to the water with the click of a button,” says Schulz, referring to the automated glass windows, doors, and walls.

In addition, there’s a state-of-the-art Lutron lighting system. A huge primary bedroom offers 75 square feet of frontage.

Custom finishes, including quartzite kitchen countertops, walnut cabinetry, and Italian porcelain floors that resemble high-quality wood, also help set this home apart. It also has Dornbracht and Fantini plumbing fixtures and Miele appliances.

Despite the modern aesthetic, there’s “a lot of warmth” in the design, says Schulz, thanks to the floor plan and ample amounts of wood.

It’s also an entertainer’s dream, thanks to the rooftop deck with a hot tub, pool, and fire pit.

“You can see the Queen’s Necklace, the sunset over Point Dume, the L.A. city lights, and planes taking off and landing (at LAX),” says Schulz. “It’s pretty unique to have a pool on the ocean.”

All bedrooms are en suite, ideal for hosting guests.

Designed by Lester Tobias, AIA, and built by Chuck Kloeris, this spec home sits on a double lot.

“It’s one of the few locations in Malibu that has walkability,” says Schulz. “You do not need to get in your car. You can get your bicycle to run down to the market.”

Another unique quality: It’s built from the ground up. No makeover or renovation here—it’s all brand-new.

The property has a seawall, and the home is constructed on bedrock.

“It’s a builder who’s been in Malibu for a very long time,” says Schulz. “This is a 100-year house, or longer. It was built with the greatest standards. This is a home that’s going to last.”

A $40 million home is hardly at the height of the market in Malibu right now, says Schulz, noting that a nearby home recently sold for $177 million, a new record for California.

“There’s also been quite a few top sales (in Malibu)—$90 million to $110 million—that have been listed recently,” he says.

A tech or crypto buyer might scoop up this listing, or perhaps someone who can work from anywhere in the world.

“We’re getting a lot of buyers from the COVID push to the coast,” says the agent. “Part of the reason is safety—getting out of the cities. The second reason is, people have said, ‘If not now, when? If I don’t have to commute, why don’t I live where I want to live?’”
